Frequently Asked Questions About Our Signature Product: Property Lifecycle

  • What is the Property Lifecycle?
The Property Lifecycle is a value-added, specially designed investment model offered by UsdRent with Winco’s expertise. It goes beyond simply purchasing a home in the United States.
In the U.S., every property is technically sold “as-is.” We transform this structure into a professionally managed investment system by overseeing property selection, renovation, licensing, leasing, management, and refinancing on your behalf — in a structured and strategic way..
  • What is the Neighborhood Comparison Chart?

The Neighborhood Comparison Chart is a structured analysis tool that compares different investment areas (A, B, and C neighborhoods) based on:
• Property price
• Rental yield
• ROI
• Cap rate
• Property taxes
• Appreciation potential
This system enables investors to select the right neighborhood based on their budget and investment goals, making informed and data-driven decisions.

  • Why do you classify neighborhoods as A, B, and C?
Each neighborhood category reflects a different investment profile:
    • A Neighborhood: Higher entry cost, strong rental income, higher property taxes, and typically more limited appreciation potential.
    • B Neighborhood: Balanced price-performance ratio, mid-level property values, stable rental income, and solid growth potential.
    • C Neighborhood: Lower entry cost, higher ROI and appreciation potential, and lower property taxes. However, these areas may require more attentive management.
Through this classification and eight distinct evaluation criteria, investors gain a clearer understanding of their property’s potential and can align their strategy accordingly.
  • What do I need to buy a home in the United States? What documents are required?
No visa is required to purchase property in the United States — anyone can own real estate.
To begin the process, a valid passport or ID card is required.
You may purchase the property either as an individual or through a U.S. company you establish. The UsdRent team manages the entire process on your behalf from start to finish.
  • What is the difference between properties with a waiting period and tenant-occupied properties?
Tenant-occupied properties already have an active tenant, meaning rental income begins immediately after closing.
Properties with a waiting period typically require renovation and licensing processes before being rented. Rental income begins after these stages are completed. However, these properties are generally offered at a lower purchase price, making them advantageous for long-term investors.
This approach is similar to investing in pre-construction projects — you purchase before completion, and once finalized, both rental income and value appreciation begin. Both models can be selected depending on the investor’s budget and timeline.
  • When will my property be rented? How does the leasing process work?
After closing, if the property requires renovation, that process is completed first. Once municipal licensing is secured, the leasing process begins.
If the property is already tenant-occupied, you will begin receiving rental income the month following the title transfer.
Tenant placement, lease agreements, and rent collection are handled by our professional team and dedicated Property Manager.
  • How will I monitor my investment?
In the United States, property management is conducted by licensed Property Managers and tracked through online platforms.
Through these systems, you can transparently access rental payments, maintenance requests, payment history, and all financial details — similar to online banking. You can review your entire investment performance at any time through your dashboard.
  • How does the refinancing process work?
When your property reaches the AC (Affidavit of Completion) stage — meaning renovations and licensing are completed — the refinancing process begins.
Our refinancing specialist contacts you, an appraisal is conducted, and you may obtain financing of approximately 65%–75% of the appraised value, with loan terms of up to 30 years.
You can use this capital to purchase another property or invest in RentPlus.
This strategy is widely known in the U.S. as the BRRR model: Buy, Renovate, Rent, Refinance, Repeat.
Through this model, your investment becomes self-sustaining and continues to grow without requiring additional active capital.
  • What is the difference between Property Lifecycle and As-Is investment?
Because the Property Lifecycle model is not just a title transfer service — it is a comprehensive investment infrastructure that plans, executes, and scales your portfolio.
With Winco’s expertise, all operational steps are professionally managed. The process is transparent, sustainable, and strategically structured.
You keep your time. Your investment works for you.
